Slate Office REIT has agreed to purchase the 201,305 square foot Cypress Financial Center located at 5900 N. Andrews Avenue in Fort Lauderdale for $45.5 million or $226 per square foot. The estimated capitalization rate is 7.4% on going-in income, as compared with sub-6% CAP rates (and lower in many cases) in Miami.
